Evan C. Thie

Principal + Owner

Since he was a little boy, Evan has embraced the entrepreneurial spirit, from being a top seller of Boy Scout popcorn and writing fictional business plans in his bedroom to establishing and co-owning a lawn care and landscape business for 12 years. Evan has always been driven by a mission to serve communities through honest hard work, and today, he is utilizing his background, expertise, and innovation to lead successful partnerships, consulting projects, and housing development.

Evan started in the affordable housing industry in 2016 as an intern for a regional housing tax credit syndicator that doubled as a full-service community and economic development financial institution. From there, Evan went on to the Indiana Housing & Community Development Authority (IHCDA), where he gained valuable experience working statewide on administering federal housing programs, developing public policy, and forging partnerships with governmental units and non-profit and for-profit organizations. Following his time at IHCDA, Evan entered the public housing sector, working for a medium-sized PHA on repositioning distressed public housing properties and developing new affordable housing through the low-income housing tax credit program.

To date, Evan has funded over $475 million in affordable housing development, led or been part of over $175 million in housing development, and repositioned over 650 distressed public housing units through HUD repositioning programs. He has secured numerous federal grant funding awards for community and economic development projects and programing. And has appeared on panels and discussions at industry conferences and events to educate and advance the affordable housing industry.

Throughout his career, Evan has executed partnerships with for-profit and non-profit organizations, higher education institutions, federal agencies, state agencies, local government, and public housing authorities to advance the mission of providing communities with quality, safe, accessible, affordable housing.

Evan provides clients and partners with an extensive background in public and private business operations and a keen understanding of executing planning and project management activities for housing development and repositioning projects, along with helping clients navigate regulatory compliance risk and developing effective strategies for local, state, and federal advocacy. Evan has experience with complex debt and equity sources, such as the federal low-income housing tax credit, tax-exempt private activity bonds, historic tax credits, state housing tax credits, HUD financing programs, and conventional financing programs. In addition, experience with various local and state incentives such as tax abatement, tax increment financing, state lending programs, and state economic development tax credits.

Hobbies

When not scouting development opportunities or forging new partnerships, Evan can be found buying materials for a complex home improvement project. When not DIYing, Evan enjoys skiing, cycling, motorsports, traveling, and spending time with his wife Marissa.
